Interior and exterior checks on a schedule
Accessible interior areas and exterior elevations are visually observed using a consistent visit checklist, so changes are easier to identify from one visit to the next.
HVAC, temperature and humidity
We observe apparent HVAC operation and record indoor temperature and relative humidity, helping identify conditions that may warrant further attention. On this coast a closed-up house with no cooling can develop moisture problems within days.
Leaks, moisture, pests and damage
Under sinks, around water heaters, at supply lines, ceilings and window heads. Anywhere water announces itself early if somebody is looking.
Doors, windows, appliances and general condition
Entry points secure, glass and screens intact, refrigerator holding, no breakers tripped, nothing running that should not be.
Time-stamped photo reporting
You receive a dated report with photographs after each completed visit, creating a documented record of the readily observable conditions noted at that time — not just a text message when something is wrong.
Vendor access and coordination
We can help coordinate scheduling, provide authorized property access, be present when appropriate, and report observable information back to you. Licensed contractors remain responsible for their own work — and you do not fly in to open a door.
