The list you have been adding to since your last visit. Send it ahead and it is done before you arrive, rather than spending your first two days on it.
Furniture assembly
Deliveries received, unboxed, built and placed. Packaging removed. Common for owners furnishing remotely or replacing pieces between seasons.
TV mounting, shelving, mirrors and artwork
Mounted into structure, levelled, cable managed. The things that stay leaning against a wall for two years because nobody is there to hang them.
Doors, cabinets, screens, caulking and weather-stripping
Adjustment and sealing work. Unglamorous and disproportionately effective: most of what salt air and humidity do to a coastal house arrives through a failed seal.
Preventive and seasonal care
Filters, batteries, drain lines, hardware, exterior wash-downs. Scheduled ahead of the season rather than after the failure.
Low-Voltage Landscape Lighting
Enhance your home’s curb appeal and outdoor spaces with professionally installed low-voltage landscape lighting. Services include lighting layout, fixture installation, pathway and accent lighting, cable installation, transformer/timer setup, fixture replacement, adjustments and maintenance. Any work requiring licensed electrical work is handled or coordinated through a licensed electrician. Priced as a custom quote.
Licensed trades, coordinated
Plumbing, electrical, HVAC, roofing and anything else requiring a licence goes to a licensed contractor. We can help coordinate scheduling, provide authorized property access, be present when appropriate, and report observable information back to you. Licensed contractors remain responsible for their own work.
